Amid the second quarter of 2017, bridging loan activity in the United Kingdom peaked at £150 million. Once a comparatively niche and unexplored area of the mortgage market, bridging finance has seen extraordinary gains over recent years – spiking a full 26% in Q2 compared to the first three months of the year.

As for the primary motivations of brokers and customers alike to look for these services, the vast majority cited the inevitable delays in receiving financial assistance from traditional banks and high street lenders Especially when hoping to organize larger loans like mortgages, traditional lenders are progressively being seen as inconvenient by the modern consumer.

The latest Bridging Trends survey found that the most common reason for bridging loan applications during Q2 last year was to fund refurbishments and general improvements.

On the whole, however, what’s clear is that the bridging industry in the United Kingdom is looking stronger than ever before, as more lenders and borrowers alike explore the alternatives to conventional mortgages and financial products.

Another fascinating finding was the way in which in spite of bridging activity as a whole spiking dramatically, borrowers, in general, sought significantly lower sums of money than in previous quarters. The average loan-to-value (LTV) levels dropped to a new low of 45.4%, which again represents the lowest recorded since 2015. What’s clear is that the bridging industry in the United Kingdom is looking stronger than ever before, as more lenders and borrowers alike explore the alternatives to conventional mortgages and financial products.

Comparatively, low-interest rates are also credited with the continuous growth of bridging loan applications across the UK, with average monthly interest rates coming out at 0.84% for the quarter.

If structured correctly and based upon realistic timeframes and price estimates, bridging finance can ease the pressure of matching up settlement dates and give you time to sell your existing property while securing your new one.

.Richard Butler Creagh developed Henley Finance as recognised a gap in the market for a bridging finance company that had their own in-house valuation team, not reliant on outside valuers that would be able to assess the project in its entirety and taking all aspects of the development into consideration. Here is Richard Butler-Creagh tips on getting on top of the property ladder:

• Invest in knowledge before investing in bricks and mortar. The most vital place to start investing is in you. But with a lot of information available out there, it is very difficult to know who to listen to. Learn from the people who have not only achieved what you want to achieve, but also those who have maintained their wealth over a long period of time. Surround yourself with likeminded people and get a consultant who will inspire you, challenge you and hold you accountable for your actions.

• Marry your investment plans. It is very exciting to have big dreams but if the way to get you there is built with gold that you can’t really afford, then your dreams run the risk of becoming just dreams. You must remember that all blooms come to an end and over the next years you will be headed towards the peak of the property cycle. So as you enjoy your current phase, also ensure that you are financially prepared for whatever challenge that lies ahead.

• Reduce risk. Strategic and smart investors look forward to the best of times to protect their portfolios in preparation for the tough times that will eventually come in the future. Rather than going forward carelessly, they take a more sensible approach by building an emergency line to buy themselves time to ride through the upcoming storms. They also own the type of property that will have continuous strong demand.

• Due diligence before the deal. While normal investors buy properties emotionally, wise investors have investment plans to follow and adhere and will carefully assess any potential investment opportunity to reach their long-term goals. Investors know this will make their investment related decisions less emotional and the results will be better, consistent and predictable.

Richard Butler-Creagh has been in the bridging lending business for many years. He became involved with this sector through his experiences in buying and selling his own properties. He soon realized that the most important part of this process was to be able to have the availability of good financing.

Financial Freedom is not all about our finances, but also about our personalities towards our finances. It includes our principles, values, attitudes and habits towards money and finance. Even though a person’s wealth is abundant, if that is earned while destroying his honesty, integrity and honor, that person is still a slave to money, and therefore is still under financial slavery. Real financial freedom is having the ability to make good and righteous decisions regardless of whether he will earn or lose money. Thus, if you cannot choose the true decisions that you really want because you’re worried about your money, then you are still a financial slave. Financial freedom is not about the ability to buy everything, but it is more on the ability to resist and control certain things.

Some people say that financial independence is the state of having no debts or no loans payable at all. Well, this is not true. Financial independence doesn’t matter if you have creditors or not. What matters are your abilities to pay in the short-term and long-term financial obligations? Thus, even though you are a borrower who has debts, as long as your creditors cannot dictate you because you can pay them on time, you can still enjoy and celebrate life with financial freedom.

Financial independence doesn’t necessarily mean you have lots of money, but it simply means you have enough income to cover your expenses. So even if you earn a million dollar a month, if your expenses amount to a million and one dollars per month, you will still be trapped in financial misery. On the other hand, if you only earn a hundred dollar a month, but only spend ninety dollars per month, you can be considered to have achieved your financial freedom. Financial freedom is about the hard work, patience, diligence and other qualities you have earned while maximizing your income. Moreover, it’s also about the self-control, humility, honesty and other great virtues you have produced while minimizing your expenses.

Well, if you’re thinking that financial freedom is all about being free from everything, then you are wrong. There is no such thing as absolute freedom. Furthermore, not all freedom will make us happy, and not all of them will make us dreary. We must always remember that to be free from a particular thing is to be a slave of another thing. Thus, if anyone wants to achieve the real financial freedom and abundance of wealth, he should escape from greed, abuse, pride, envy, deceit, and laziness.

EasyBit’s New Bitcoin ATMs Are Helping Texans Buy Guns and Gold

EasyBit, a bitcoin ATM network, has announced the roll out of four new Bitcoin ATMs in the US state of Texas. EasyBit’s new partners say that not only do the machines drive new customer traffic to their locations, but give customers an additional method of payment.

“While Bitcoin has been around nearly 10 years, the concept of conducting business with this cryptocurrency is really starting to ramp up. One of the things that make Bitcoin so attractive is the anonymity aspect,” said Becky Tyson, Owner of Capital Coin & Bullion in Austin. “A customer came in wanting to sell a bitcoin that he received for work done. It was a successful transaction so I would bet he’ll be buying/selling again.”

“We’re enthusiastic about Bitcoin adoption in Texas and are pleased to establish a presence with four two-way Bitcoin ATMs in the Austin area,” commented Michael Dupree, Jr., CEO of EasyBit ATM. “Like our partners Capital Coin & Bullion and at Central Texas Gun Works who sell precious metals and guns we work to provide a safe, easy to use, quick, and compliant way to buy and sell bitcoin- giving a low-cost alternative to sending and receiving money.”

“We get a lot of people that come into the shop just because there is a Bitcoin ATM. We are very happy that it is here, it gives my customers more options to pay,” explained  Michael Cargill Owner of Central Texas Gun Works. “Customers can purchase handgun courses, firearm accessories and firearms with Bitcoin. Customers will call from outside of Texas, order online and use Bitcoin to pay for it. We ship to a gun store in their area who will conduct the background check.”
